Itemised owner statement
Most owners do not have a revenue problem. They have a phone problem.
On paper the numbers usually look acceptable. What wears people down is everything around them — a cleaner who cancels on a Saturday changeover, a guest complaint nobody escalated, a licence renewal that quietly lapsed, and a management company three time zones away that replies on Tuesday.
We keep the portfolio deliberately small so that does not happen. The same people who meet your guests at the door are the ones who walk through the house after they leave, and they are twenty minutes away, not in another state.
If we are not the right fit for your home, we will tell you. Some owners genuinely are better off with a large brand.

Listing, photography and distribution
Professional photography and a listing that reads like a home rather than a spec sheet, distributed across the major platforms and our own direct booking site — where there is no platform commission to give away.
Pricing that moves with demand
Rates reviewed against what is actually booking around you — Epic Pass dates, event weeks, snowfall, competing inventory. Not a rate card written in September and left alone until spring.
Guest screening and communication
We speak to guests before they arrive, and we are the ones who answer at nine in the evening. Enquiries are read by people who have been doing this in the valley for years and know which ones to decline.
Cleaning, turnovers and maintenance
Our own cleaning schedule, a walkthrough after every stay, and trades who pick up when we call. Small problems get found and fixed before they turn into expensive ones.
Licensing and tax compliance
Short-term rental licensing, lodging tax filing and renewals tracked so nothing lapses. The rules are not the same in the Town of Vail, the Town of Avon and unincorporated Eagle County, and we treat each one on its own terms.
Monthly owner reporting
One statement a month: nights booked, average nightly rate, gross and net, and every expense itemised. No line that just says miscellaneous, and you can ask about any charge on it.
How the first few weeks look
A conversation, not a pitch
We walk through the home, look at the location, and ask how many weeks you want to keep for yourself.
Onboarding
Photography, listing copy, licence check, linen and inventory, smart locks if you want them.
Live and priced
The home goes live across the platforms and our own site, with rates set against real demand for your dates.
Then it is monthly
You get a statement, we get your feedback, pricing gets adjusted. That is the rhythm from then on.
Three things we do not do
We do not take a cut of the concierge
Ski delivery, groceries and airport transfers are arranged for guests at the supplier’s own rate. It makes your home easier to book and easier to review well. It is not a revenue line for us.
We do not hide fees in the statement
Every expense is itemised and every charge is one you can ask about. If a repair cost what it cost, that is what you will see, and you will have heard about it from us first.
We do not manage a hundred rentals
The portfolio stays small enough that we know every rental and every quirk in it. That is not a limitation we are apologising for — it is the entire model.

How much could my home earn?
That depends on the bedrooms, the location, the standard of the finish and how many weeks you keep for yourself. Send us the address and we will come back with a realistic estimate based on what comparable rentals in the valley are actually booking — not a headline number designed to win the pitch.
What do you charge?
Management fees depend on the home and on how much of the year you want it available. We quote once we have seen the home. A percentage quoted before anyone has walked through your house would not mean very much.
Can I still use my own home?
Of course. Owner stays are blocked in the calendar whenever you want them. We only ask for as much notice as you can give for Christmas, Presidents’ Week and spring break, because those are the dates guests book first and furthest ahead.
Do I need a short-term rental licence?
Yes, and the requirements are not identical across the valley. The Town of Vail, the Town of Avon and unincorporated Eagle County each have their own rules, caps and renewal cycles. We handle the application, the renewals and the lodging tax filings for your home.
What happens if a guest damages something?
There is a walkthrough after every stay. Damage is documented, charged to the guest where that is appropriate, and repaired by trades we use regularly. You will hear about it from us before you hear about it from anyone else.

Vail, Beaver Creek, Bachelor Gulch, Arrowhead, Avon and Edwards. Our office is at 82 E Beaver Creek Blvd in Avon, which puts most of the rentals we manage within about twenty minutes.
